What is a HIP?
 
The Home Information Pack (HIP) is a seller's pack of Information required by law to be provided for residential sales in England and Wales. For sellers, providing a Pack upfront should reduce the risk of any surprises in the selling process that could delay the sale, as buyers will be able to make more informed decisions about purchasing their home. For the buyer, the Pack provides essential information about properties they are considering buying, free of charge.
 
From 6 April 2009, the HIP must be available and contain the following documents on the first day a property is put on the market:
                                                  
What does the Pack contain?
- Index
- Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA)
- Sales statement
- Property Information Questionnaire (PIQ)
- Evidence of title
- Sustainability information (required for newly built homes)
 
If the following documents are unavailable when marketing begins, they should be added to the pack as soon as available. These documents must be included within 28 days of the date the property was first placed on the market: 
 
- Standard searches (local authority, dranage and water)
- A copy of the lease for leasehold properties
- Commonhold documents where appropriate
 
How long will it take? 
Home Information Packs can take anything from 5 - 10 working days. 
 
What form is the Pack delivered? 
Electronic PDF delivery included in the price.
Printed and bound copies are available for an additional £20 per copy.
